One of the quickest ways to lose value in your home is to overlook the little items that need to be taken care of. Just as people should have an annual physical, so should your home. Staying "in tune" with your home could save you big money! Periodically take the time to walk around your house. Oil hinges on doors or gates, clean out gutters, check weather stripping around doors to see if they need replacing, check for leaks. Be aware of unusual sounds or smells around your home, they may be indicators of bigger problems that are creeping up. Remember: Today you may be a buyer -but tomorrow you may be the seller. Everyone is more attracted to a home that reflects pride of ownership.

Consider purchasing a home warranty. A home warranty can save you from costly repairs. Home warranty companies offer a wide range of plans and are usually renewed annually. A home warranty gives you one more layer of protection against unforseen repairs. Examples of items that can be covered are: plumbing, electrical, air conditioning, dishwashers, garbage disposals and garage door openers, just to name a few. Here's how it works....once your policy is in place, you pay somewhere in the neighborhood of $50 (depending on which company you select) to have a local specialist come to your home and assess the problem. They will generally pay for repair or replacement and labor, depending on which coverage you've selected. They generally will not cover items that were abused but they will cover normal wear and tear. The secret to taking advantage of the great value that a home warranty has to offer is: REMEMBER TO USE IT!

While purchasing a home is exciting, you may not be as enthusiastic about moving and packing. However, consider this, since you have to move that television and computer anyhow, why not take this opportunity to snap a few pictures and jot down serial numbers, makes and models of your valuables. For insurance purposes, it is always a good idea to have a record or your big ticket items. It will be much easier to replace or recover your treasures if you have catalogued them in a binder or saved them on a disk. Remember to make a duplicate that you can store in another location in the event that yours gets compromised.
