Now more than ever is a smart time to consider obtaining a home inspection. It's no secret that most of the homes on the market today are foreclosures. When you purchase a home from a traditional seller, they are legally bound to disclose any known defects. However, when you purchase a foreclosed home, the seller (a bank) is exempt from many of the disclosures. Why are they exempt? Because they have never occupied the home and can't report what they don't know. The vast majority of homes for sale in our current market are sold AS-IS, so it's wise to know what you are really purchasing ahead of time. You are purchasing the home with all of its positive attributes as well as any defects that may exist.
